Mill Pond new construction bungaloft

Situated in the historic Mill Pond neighbourhood of Richmond Hill, the Reaman project was tailored to specific client requirements. Hoping to build a bungalow-style home, “living on the main floor” were the design parameters. With a large master and ensuite and 2 additional bedrooms on the ground floor, this home is filled with natural lighting with 18’ open ceilings in the living room. Two additional guest bedrooms, shared bathroom and large den were designed for the 2nd floor 1/2 storey.

Due to its rich history and the many heritage homes in the area, this neighbourhood is governed by the Town of Richmond Hill’s strict Site Plan Process, which regulates architectural and design parameters to ensure maintaining the Mill Pond neighbourhood integrity and charm.  Also related to city requirements, the home posed an interesting structural challenge with the 2nd floor plate needing to be offset by an additional 5' as per city zoning requirements. This required specific structural beam work to offset 2nd floor plate, similar to building an auxiliary internal load bearing wall system.

Sitting on a 50’ lot and with over 2800SF of new construction and fully landscape backyard, Reaman is a true testament to comfortable living.
