Multi-unit conversion
This 1920’s Toronto Beaches home backing on to Ashbridges Park was ReBuild to meet its next generation. Converted from an aging single family two-storey home to a three-unit upgraded executive rental property. To maintain the Beaches architecture, the street facade was contained by setting the 3rd floor addition back and not interfering with the sloped roof of the row victorian architecture.
With proximity to public transportation, the beach and downtown, the design objective was to increase density in infill residential area with high-end multi unit living spaces. With three fully equipped one and two bedroom units, each unit required to be self-contained to meet fire separations, egress and compartmentalized mechanical and electrical systems. Above code requirements, special measures were designed for sound attenuation details, sound insulation and drop ceildings to minimize sound transfer between units in a wood frame construction.
Served by four parking spots and accessible by a rear lane way, Woodfield is an example of low rise city intensification. This triplex provided premium rental values and expedited leases.
